Rarely used but when needed highly effective notice to use when a tenant commits an act at the premises that CANNOT be corrected (cured). Such examples would be; the tenant gets into an altercation, noise, injury or otherwise and the police make a report of it, including arresting the tenant. Repeated violations of an act that after reminder type notifications goes unheeded. Any time a significant major lease or rental agreement violation occurs, this form should be used. See Code of Civil Procedure § 1161 and 1162.
