3 Day Notice to Pay Rent or Vacate

After you have reminded and cajoled the late tenant to pay, here's the first notice to use as a final step before the actual court eviction. Required form to use when tenant defaults in rental payment. Proper preparation and delivery are crucial to any subsequent eviction court action. See Code of Civil Procedure § 1161 and 1162.
