Tenants who break a lease or fail to give a proper termination notice and move out before expiration of the lease should be pursued by landlords. The first step is to confirm that the tenant has completely vacated. Next, the landlord should write a demand letter and inform the (former) tenant that he or she or both are financially responsible for the rent for the term of the lease (or until you re-rent the property).
