Make the task of security/cleaning deposit account an easy one with this form/checklist. Use this form to inform the tenant of any and all necessary charges made to his security deposit. Charges may include, any rent or late charges due, any charge for painting, cleaning, repairs, replacement etc. See Civil Code §1950.5 and 1950.5 (b). Landlords have up to 21 days to account for and return any unused portion of the tenant's security deposit. Even when the tenant owes you money, you still must prepare and mail this statement to his last known (forwarding address if any).
