Letter to Tenant; Prohibited Appliance KF Lots of tenants like to “sneak” things into the rental. Whether it's a cute kitten or puppy or a power hungry or noisy appliance. That's right an appliance. They can be a washer, dryer (or both), power saw or other noisy contraption. If the appliance constitutes a nuisance (noise, possible flooding, etc.) or causes additional expense not part of the written agreement (for example, the landlord pays for utilities) then you need to take immediate action for the removal of the prohibited appliance. Tenant Rights and Responsibilities KF A handy information sheet describing to the tenant his or her duties under California Law. It's not a one-way street; tenants don't just pay their rent and expect the landlord to do everything else. They, the tenants, have their own set of responsibilities they must abide by. Give them a copy of this at the inception of the tenancy or when you think they need a little more “education.” For example, tenant not keeping the interior, any balcony or patio clean, disturbing other neighboring tenants with loud music or noisy activity. See Civil Code § 1929 and 1941.2 .
