3 Day Notice to Perform Condition(s) and/or Covenants or Quit KF When a tenant commits an act at the premises that can be corrected (cured) then this is the notice to use so that he may have an opportunity to correct the violation or vacate. Such examples would be; the landlord has a “no pet” policy and the tenant has a cat or dog, the tenant without first obtaining the landlord's consent goes ahead and installs a waterbed. 3 Day Notice to Quit -(“nuisance”) KF Rarely used but when needed highly effective notice to use when a tenant commits an act at the premises that CANNOT be corrected (cured).
