Finding out your tenant has an unauthorized pet (of any kind) is a serious annoyance and something you need to deal with quickly. The tenant must be notified that it is a violation of the lease/rental agreement because if the landlord does nothing, the pet may become authorized. Then the landlord can’t get the pet or tenant out. This is the first letter to use to inform the tenant of your discovery of the pet, the agreement violation, request pet removal, last day to allow pet in occupancy and written confirmation from the tenant the pet has been removed.
